Land Development & Entitlements
According to the Downtown Plan, Cascades Park is identified as the most significant environmental and recreational asset in the downtown redevelopment area. Adjacent to Cascades Park, the Cascades Development will be the preeminent development in downtown Tallahassee. Designed on two parcels located in the elbow of the Park, the development will include residential units, commercial use including retail and restaurant uses, office use, a hotel and accessory use for the existing Amphitheater located at the southeast corner of the site.
The site layout is designed to meet the vision of the City of a viable, mixed use development that attracts residents as well as providing employment, retail and entertainment opportunities. The plan includes a historical plaza to honor the significant history which has taken place in Tallahassee, as well as a public plaza which shall serve as a meeting and gathering point for all members of the public. The western property contains the Old Leon County Health Department, also referred to as the Work Progress Administration (WPA) Bloxham Building. This building shall be rehabilitated allowing for active use while celebrating the Art Moderne architecture.
The planning and design of the Cascades Development has been an important collaboration between the Genesis team, the developer, and a number of City departments including the Community Redevelopment Agency, PLACE, Growth Management, Electric Utility, Water Utilities Engineering, Stormwater, Public Infrastructure, Traffic Operations, Parks and Recreation, Real Estate, City Attorney and City Manager’s Office. Construction is scheduled to begin in November 2018 and be complete in 2020.
